Builder and Project Due Diligence Checklist
Updated
The name on the brochure isn't always the company on the agreement. Here's how to confirm who you're buying from.
Licence and record
Look up the builder and the vendor company in the HCRA Ontario Builder Directory. It shows licence status, past homes and any conduct issues.
Vendor vs. brand
Many projects are sold by a numbered or project-specific company. Ask which legal entity is the vendor and how it relates to the builder brand.
Project identity
Confirm the project name, municipality and planning file. Names like Balmoral or Valleybrooke are used by more than one community, so match the address.
Due diligence checklist
- Builder licensed in HCRA directory
- Vendor company named on agreement
- Tarion warranty enrolment
